Our Governing documents were initially written for the developer. Although some items have been updated, a vast majority are still heavily weighed in favor of a dictatorial board.
Now it’s time to have your say. Remember voting is anonymous, only site admin can see it. OUR LIPS ARE SEALED, so, vote away
EndDo we need to tear up the Governing Documents and start again?

I was there at that meeting. I agree with you. Our board needs to be re-evaluated. One important fact: That board president has stepped down — BEST DECISION EVER MADE BY HIM AND BENEFICIAL FOR OUR COMMUNITY. He was a dictator. We need board members to step down if they can’t support majority wishes and focus on revising our governing documents. Put pressure on our board by supporting this web. Supporters need to market this web. The more support on this web applies pressure on our board to support majority community will. REMOVE DICTATORSHIP!
Absolutely agree with Gaz. The owners need to fight for real time community consensus polling and represent majority interest. This is our community and not Southstar. Limit board decisions to community consensus and wipe out board members that support Southstar written governing documents. Bring high profile consensus data for board voting during board meetings. FACT: any governing documents can be overwritten with unanimous board decision. Support this web and let democracy override dictatorshi by polling for all board members to run for re-election. Boot out the board members that are not supportive to majority consensus. Owners rule.
The lack of formal accountability is unfortunate and should be addressed. In my experience, having served on numerous large boards in officer positions, this type of documentation is the norm and cultivates a healthy and effective BOD. While these are taxing volunteer positions and everyone is only human, our board holds immense responsibility and should operate and lead at the capacity this community requires.
One item not considered here is the expense and time from a legal standpoint to rewrite documents. I say take anything proven problematic and address them as one offs.
I agree with you 100% here. I believe the most important item to address is the lack of accountability on board members.
Any items that were put in when Southstar was the board, needs to be looked at and voted by us. As most if not all were to the favor of Southstar. This board is not to be a dictatorship of Southstars rules. It needs to be a HOA that works with its members which is everyone that owns in VO.
Agreed! You make all around excellent points & the residents should be allowed to have a say related to the rules & the way OUR community is governed. I was personally taken aback by the way one particular board member spoke to/yelled at/silenced members of the community who had something to say during a board meeting this past December. He even threatened to remove people from the room.. it was very distasteful to put it mildly & straight unacceptable IMHO
I completely agree as I shared this observation and experienced it firsthand when my time was cut short at this particular meeting (I was using the stopwatch on my watch to track and told them I had two minutes left when I was told I was out of time). Earlier in the meeting, when inquiring about accountability, I was met with vague responses and emotionally charged and disciplinary tones, as if I were a child talking out of turn being put in line. After the meeting, a board member told me I was passive aggressive and ridiculous. I asked in what way, given I was clear, factual, and assertive, and he said “see, you’re doing it right now.” I asked if I upset him, and he laughed and repeated the question back to me sarcastically. I am not the only person who has experienced this behavior. I have repeatedly seen residents dismissed and disrespected after asking questions and making statements respectfully. It is very hard to watch. This is not productive, healthy, or professional behavior.

These governing documents were originally written for Southstar and give the board nothing less than a dictatorship once elected. It’s time for change, with the help of a lot of owner input.

Form a focus group of NON elected or committee members. This group could reach out to ALL owners to come up with changes that should be made.
